The Risks, Returns and Realities of Private Lending: Lessons from Two Decades in the Trenches
Mary Hart is a retired attorney who currently spends her time as an active real estate investor, national educator, and organic farmer. Mary practiced law for over 28 years and has spent many years teaching real estate investors and others how to accelerate and preserve wealth through estate planning, asset protection planning, investing with self-directed IRAs, private money lending, selling real estate through a section 1031 tax-deferred exchange and more. Mary particularly enjoys empowering others with the knowledge to live a financially successful life and the means to pass that wealth onto loved ones – which she considers to be the ultimate love letter! Although Mary always enjoyed the practice of law, she knew she could empower more people through education and one-on-one consulting, so she closed her law office in 2019 to focus on helping a larger number of people enrich their lives through financial knowledge! Mary believes that financial literacy is missing in the lives of most Americans as financial education is not generally taught in the school system and she hopes to help raise awareness of the importance of financial knowledge to the quality of life of all Americans.
Mary is also the owner of Sunstone 1031 Exchange, LLC which serves as a Qualified Intermediary and Exchange Accommodation Titleholder for Section 1031 like-kind tax-deferred exchanges. She also holds a North Carolina real estate broker license and is an active real estate investor, owning several properties in North Carolina and Kentucky.

More Information About Kim Tucker...
Kim Tucker began investing in real estate alongside her husband, Don, in the Kansas City metro in the early 2000s. Since then, they’ve flipped and wholesaled hundreds of homes and explored being housing providers before shifting into mortgage notes—where predictable monthly income finally clicked for them.
After the Great Recession, Kim and Don built a portfolio of cash-flowing first and second position notes using defaulted paper as their entry point. Those notes have performed well, maybe too well, because now many are paying off. The downside? Kim is back in replacement mode, hunting for new passive income streams to refill the pipeline.
Kim & Don also founded the Mid-America Association of Real Estate Investors (MAREI) in Kansas City have has led the organization for more than 20 years, helping investors find community, education, deal-making confidence, and real-world connections in a market that constantly changes its mind.
Today, in her version of “retired,” Kim spends her time managing the day to day of MAREI, evaluating alternative investments, and doing selective private lending. She still believes the best cash flow strategy is the one you can sleep at night with—stable, scalable, and supported by smart people around you.

Sadhna Cordell, though still widely known by her maiden name, Sadhna Bhardwaj (which remains linked to her email), is one of the co-founders of Madison Management Services (Madison), a company established in 2007. Prior to this, she served as the Director of Financial and HR Systems in Information Technology for one of the largest real estate companies in the United States.
She transitioned from that career to work full-time as a private lender, alongside her husband of 23 years, Kevin Cordell, with a focus on buying, managing, and liquidating defaulted mortgages. After reviewing the third-party servicing options available at the time, they identified a significant gap in the market for a servicing company that understood the specific needs of investor-lenders like themselves.
Madison is based in beautiful Reno, NV. The business originally started in New Jersey but relocated to Nevada in 2019, just before the pandemic. Initially, Madison serviced only their own growing portfolio, but by 2010, they began offering services to other investors with smaller portfolios seeking a more reliable and personalized approach. At the time, Madison was licensed in six states and soon started expanding into others.
Today, Madison services residential mortgages, including land contracts, partials, etc., in 48 states and Puerto Rico. The company is also licensed in 37 states to originate loans and offer refinancing options to qualified homeowners. The team can underwrite and prepare Dodd-Frank compliant documents for all states, except for attorney states like North and South Carolina.
Sadhna and Kevin have two sons and are grandparents to three wonderful grandchildren. In her free time, Sadhna enjoys reading and relaxing in her backyard, taking in the beautiful mountain views.
